What should I do before the crew arrives?
If you can do it safely, shut off the water at the source and switch off power to the affected rooms at the breaker. Move small items and anything valuable off wet flooring. Don't use a household vacuum on standing water. Photograph everything before you move it, it helps your claim. Then wait for us in a dry area.
Will my insurance cover this?
Sudden and accidental water damage, a burst pipe, a failed supply line, an overflowing appliance, is covered under most homeowners policies. Gradual leaks and flooding from outside water usually are not. We document moisture readings, photos and scope from the first visit so your adjuster has what they need, and we can talk to them directly if that helps.
Do I need to worry about mold?
Mold can begin developing in wet materials within 24 to 48 hours. That's why extraction alone isn't enough. We dry the structure to normal moisture levels and monitor it daily, which is what actually prevents mold rather than covering it up.
